About the Role:
CBRE Investment Management Logistics is seeking a Senior Analyst to
join our North region logistics acquisition team based in New York,
covering the Northeast, Mid-Atlantic, and Midwest markets. As a
Senior Acquisitions Analyst, you will support the Senior Director
and Associate of the North region in evaluating and executing
logistics investment opportunities across various risk profiles,
including Core, Core-Plus, Value-Add, and Development.
The North region is currently 24.6 million square feet of operating
buildings with an additional 2.0 million square feet under
construction and a land bank totaling 2.2 million square feet. This
Senior Analyst will be integral to the continued growth of CBRE
IM's North region by: (1) Assisting in the underwriting of
investments; (2) Utilizing ARGUS and Excel to build financial
models for acquisitions and development, including joint venture
waterfalls; (3) Coordinating and managing due diligence processes;
(4) Assisting in the preparation and presentation of Investment
Committee materials; (5) Supervising transactions through closing
involving coordination across various business functions; (6)
Assisting the procurement of financing; and (7) Providing ad-hoc
support to asset and portfolio management teams.
What You'll Do:
--- Investment Analysis: Analyze acquisition and development
opportunities, creating detailed pro-forma and discounted cash flow
(DCF) models using Argus and Excel. Evaluate complex capital
structures, including joint venture waterfalls and debt
financing.
--- Collaboration: Engage with internal asset management teams,
sponsors, market participants (brokers, advisors, consultants), and
other investment professionals to gather insights and support
decision-making.
--- Asset and Market-Level Analysis: Conduct asset-level and
market-level analysis, including sale and lease comparable reviews,
sensitivity analysis, and capital expenditure schedules.
Familiarity with CoStar, Greenstreet, and RCA is a plus.
--- Valuation Support: Provide valuation support using income,
sales comparison, and replacement cost approaches.
--- Presentation: Assist in preparing initial screening memos and
final investment memos for presentation to the Investment
Committee.
--- Pipeline Management: Update and monitor the acquisitions
pipeline tracking software to ensure accurate and timely
information. Familiarity with Dealpath is a plus.
--- Due Diligence: Coordinate with cross-functional teams to
complete due diligence and closing efforts, including reviewing
operating statements, third-party reports, and closing
statements.
--- Ad-Hoc Support: Provide ad-hoc financial analysis and support
to the asset and portfolio management teams as needed.
What You'll Need:
--- Undergraduate degree in real estate, accounting, finance,
economics, or related field preferred.
--- 2-4 years of related experience in financial analysis/real
estate transaction.
--- Proficient in ARGUS Enterprise and MS Office Suite (Excel,
PowerPoint, and Word). Coding skills in Python, SQL, C++, or
comparable languages are a plus.
--- Strong analytical and problem-solving skills with phenomenal
attention to detail!
--- Excellent verbal and written communication skills to
effectively present information.
--- Ability to participate and/or lead assignments with other team
members.
--- Demonstrates initiative and ability to meet deadlines.
--- Highly organized with ability to lead multiple tasks in a
dynamic, team environment.

CBRE Investment Management carefully considers multiple factors to
determine compensation, including a candidate's education,
training, and experience. The minimum salary for this position is
$120,000 annually and the maximum salary for the position is
$140,000 annually. The compensation that is offered to a successful
candidate will depend on the candidate's skills, qualifications,
and experience. Successful candidates may also be eligible for a
discretionary bonus based on CBRE IM's applicable benefit
program.
